Find the perfect luxury villafor your Croatian escape

More than 150 carefully selected villas across Croatia, thoughtfully organised into curated collections that help you find the stay that matches your travel style, preferences and holiday experience.

An editor's introduction

Every villa in our portfolio is chosen the same way: quietly, in person, and only after we have walked the property, met the housekeeper and understood how the light falls on the terrace at seven in the evening.

The collections that follow are the shortest route between a traveller and the right villa. Six ways of looking at Croatia, each grouped around the way people actually spend their days: on the water, with children, with a dog asleep at the door, or from a long stone terrace above the sea.

Read them slowly. The right collection usually reveals itself in the first paragraph.

Beachfront villa on the Adriatic

Collection 01 · Beachfront

Beachfront villaswhere the sea is your terrace

Properties that end where the Adriatic begins. No road, no walk, no compromise.

Croatia's coastline is famously indented, a thousand bays, coves and inlets that make genuine beachfront property rare. The villas in this collection have been chosen for a single, uncompromising quality: the sea is reached without shoes and without steps that count as a walk.

Some sit on cut-stone platforms above private pebble coves along the Makarska Riviera. Others open onto small crescents of sand on Brač and Korčula. A handful are built directly on the water in Rovinj and the Elafiti islands, with tenders moored twenty metres from the kitchen door.

These are villas for travellers who measure a holiday in swims rather than sights. Mornings begin with a slow crossing to a floating platform, midday is spent under a pine on a private beach, and evenings drift into the water again as the light softens over the mainland. There is very little to plan, and very much to notice.

Perfect for

  • Couples who want the sea from the bedroom window
  • Small groups who plan their days around swimming
  • Travellers arriving by yacht or private tender

What makes them unique

  • Direct sea access without crossing a public path
  • Private moorings for tenders and day charters
  • Sunrise or sunset orientation curated per property

Recommended destinations

Makarska RivieraBračKorčulaRovinjElafiti Islands

Typical experiences

  • A skippered day to a hidden cove with lunch aboard
  • Morning paddleboard along the coastline before breakfast
  • A private chef's table set on the sea-facing terrace

Best time to visit

Mid-June through the first week of September, when the sea holds its warmth from morning until well after dark.

Luxury travel tip

Ask your specialist about villas with a submerged sea-level platform rather than a beach. They stay usable in every kind of Adriatic weather.

Collection 02 · Family

Family villasbuilt around a longer, easier day

Estates chosen for how they hold a family, from a two-year-old's first swim to a teenager's late arrival home.

A great family villa in Croatia does very little that is dramatic and a great deal that is quietly right. The pool is fenced but the fence disappears at dusk. The kitchen is large enough for two grandparents to cook at the same time without meeting. There are two washing machines, because there are always two washing machines.

Our family collection is drawn from properties where the details have been thought through by people who travel with children themselves. High chairs and cots are standard, not requested. Sun umbrellas are stitched, not plastic. There is a shaded lawn for a football, a shallow end of the pool that means it, and a housekeeper who has looked after the same families for a decade.

Many of these villas are inland by five or ten minutes, a deliberate choice. The road down to the beach is short enough for a stroller, and the return in the late afternoon avoids the busy stretch of coast. Bedrooms are separated for grandparents' sleep and children's early mornings.

Perfect for

  • Multi-generational holidays with three or four bedrooms
  • Families with children under ten
  • Groups of two families sharing a summer week

What makes them unique

  • Fenced pools with shallow entry
  • Separated bedroom wings for grandparents and children
  • Housekeepers experienced in family stays

Recommended destinations

IstriaSplit hinterlandŠibenik islandsZadar coastBrač

Typical experiences

  • A slow day at a family-run agrotourism with a first riding lesson
  • A private cooking morning making fresh pasta with the villa cook
  • Late-afternoon swims when the sun is off the pool

Best time to visit

Last week of June, all of July and the first fortnight of September, warm enough for children in the pool at seven in the morning.

Luxury travel tip

Book a villa with two dishwashers if you are a group of ten or more. It changes the entire feeling of the evening.

Collection 03 · Pet friendly

Pet friendly villaswhere the dog gets a proper holiday too

Villas that welcome dogs the way we would want a dog welcomed: with shade, water and a proper walk from the door.

Croatia is an unusually good country for a dog. Most restaurants are relaxed about a well-behaved animal under the table, pebble beaches don't burn paws in the way sand does in August, and the network of coastal walking paths from the Austro-Hungarian period is still, remarkably, intact.

The villas in this collection have been chosen with the whole household in mind. Each has a fully enclosed garden, shaded areas for the middle of the day, a fresh-water source outside, and, importantly, a housekeeper who is genuinely pleased to see the dog, not merely tolerant. Most owners have dogs themselves.

We ask, always, that guests bring the essentials from home. A familiar bed and a favourite bowl travel well, and a small bottle of the water the dog is used to helps the first two days. Everything else, we can arrange.

Perfect for

  • Travellers who never leave the dog behind
  • Slow, walking-based holidays
  • Longer stays of ten nights or more

What makes them unique

  • Fully enclosed gardens on every property
  • Dog-friendly beaches within short walking distance
  • Vet contact details prepared before arrival

Recommended destinations

Istria countrysideKvarnerBračŠibenik hinterlandPeljesac

Typical experiences

  • Early-morning walk on a coastal path before the day warms
  • A slow lunch on a shaded konoba terrace with the dog at your feet
  • A visit to one of the region's dedicated dog beaches

Best time to visit

May, June and September. July and August are workable in villas with shaded gardens, but avoid midday walks on stone.

Luxury travel tip

Ask the concierge to pre-order familiar dog food to the villa. It arrives before you do and settles the first evening.

Collection 04 · LGBTQ friendly

LGBTQ friendly villaschosen for how welcome you will feel

Villas and hosts we know personally, in the places along the coast where couples are welcomed as couples, quietly, warmly, without a moment's hesitation.

Hospitality is the oldest craft on this coast, and the finest hosts here understand that a good welcome asks nothing at check-in beyond your name. The villas in this collection have been chosen because the people looking after them (owners, housekeepers, chefs, drivers) treat every couple as a couple. That is the beginning, not the whole of it.

Hvar has been the most openly welcoming island in the Adriatic for years, and the small streets around Rovinj and the wine bars of Split's Varoš quarter follow the same rhythm. Our concierge team will point you to the restaurants where you will feel most at home, and quietly avoid the two or three that we would not send our own friends to.

For weddings and civil ceremonies we work with a small handful of celebrants and photographers who have made this their specialism. Ask, and we will introduce you.

Perfect for

  • Couples looking for warmth without performance
  • Small groups of friends travelling together
  • Celebrations, anniversaries and ceremonies

What makes them unique

  • Hosts and staff briefed by our team personally
  • Curated dining recommendations in each destination
  • Wedding and ceremony introductions on request

Recommended destinations

HvarRovinjSplitDubrovnikZadar

Typical experiences

  • An evening at the wine bars of Split's old quarter
  • A private boat with a discreet skipper to the Pakleni Islands
  • Dinner on a rooftop above Dubrovnik's harbour

Best time to visit

Late May through early October. Hvar is at its most social in July; September and early October are softer and less crowded.

Luxury travel tip

Mention your celebration when you enquire. The best tables in Hvar and Rovinj hold two or three for our guests each week, and we can often arrange something quietly special.

Collection 05 · Countryside

Countryside villasa slower Croatia, further inland

Stone farmhouses in Istria, hilltop estates above the Cetina river, and vineyard properties on Pelješac, for guests who choose the interior on purpose.

The Croatian coast is what most guests come for, and rightly. But the country's finest single week is often spent inland, on a hill above a valley of olive trees, in a stone house that has been rebuilt with the same walls it had four hundred years ago.

The properties in this collection are drawn from Istria's rolling wine country, the hinterland behind Split and Šibenik, and the villages of Pelješac. Many were farmhouses or shepherd's estates once, and have been restored by owners who care more about a proper open hearth than a fitted spa. The pool is usually there, but hidden. The dining table is outside, always.

Life in these villas moves at the pace of the region. Bread is delivered in the morning, truffles are gathered by dog in the afternoon, and the evening begins with a glass of Malvazija poured by whoever happens to be nearest the fridge.

Perfect for

  • Travellers on a second or third visit to Croatia
  • Food and wine focused holidays
  • Couples who want quiet more than they want the sea

What makes them unique

  • Restored stone architecture with contemporary interiors
  • Private vineyards and olive groves on the property
  • Truffle hunts, wine tastings and cookery arranged from the door

Recommended destinations

IstriaCetina ValleyPelješacZagorjeŠibenik hinterland

Typical experiences

  • A truffle hunt in Motovun's oak forest, followed by lunch with the family that keeps the dogs
  • A private tasting at a small vineyard on Pelješac
  • A day rafting on the Cetina followed by peka at a village konoba

Best time to visit

May, June, September and October. The countryside is at its most beautiful in the shoulder months, and cooler than the coast in July and August.

Luxury travel tip

Combine seven inland nights with seven on the coast. The rhythm of the two halves is entirely different, and the contrast is the memory you will keep.

Collection 06 · Sea view

Sea view villasthe horizon as the main room

Villas where the Adriatic is the first thing you see in the morning and the last thing you see before dinner. Architecture built for the view.

There is a particular category of villa in Croatia that is not on the sea, but of it. Perched a hundred metres above the coast, cut into the hillside so that every principal room opens toward the water, these houses were designed by architects who understood that the view is the material.

Our sea-view collection concentrates on hillside estates on Hvar, Brač and Korčula, the ridge above Dubrovnik's old town, and the panoramic properties of the Šibenik archipelago. Living rooms are oriented west or south-west for the evening light. Terraces are deep enough to hold a long dining table without ever losing the horizon.

These are villas for guests who prize the picture over the practicality, who understand that the ten-minute drive down to a beach is a fair exchange for a room that looks out at the entire coast from six in the morning until the last star fades.

Perfect for

  • Design-led travellers
  • Photographers, writers, and long-lens holidays
  • Couples who prefer a private terrace to a private beach

What makes them unique

  • Panoramic architecture with west or south-west orientation
  • Infinity pools designed to sit level with the horizon
  • Elevated positions above the coast for genuine privacy

Recommended destinations

HvarBračKorčulaDubrovnik ridgeŠibenik archipelago

Typical experiences

  • Sunset with a bottle from the villa's cellar, phone left inside
  • A private chef's tasting menu served at the horizon-line pool
  • Late-night stargazing from a terrace with no other light in sight

Best time to visit

June through late September. The evening light on the Adriatic in early September is the finest of the year.

Luxury travel tip

Ask for a villa with both a sea-view terrace and a courtyard on the shaded side of the house. Croatia's summer afternoons are best spent in shadow, not sun.
