Every villa in our portfolio is chosen the same way: quietly, in person, and only after we have walked the property, met the housekeeper and understood how the light falls on the terrace at seven in the evening.
The collections that follow are the shortest route between a traveller and the right villa. Six ways of looking at Croatia, each grouped around the way people actually spend their days: on the water, with children, with a dog asleep at the door, or from a long stone terrace above the sea.

Properties that end where the Adriatic begins. No road, no walk, no compromise.
Croatia's coastline is famously indented, a thousand bays, coves and inlets that make genuine beachfront property rare. The villas in this collection have been chosen for a single, uncompromising quality: the sea is reached without shoes and without steps that count as a walk.
Some sit on cut-stone platforms above private pebble coves along the Makarska Riviera. Others open onto small crescents of sand on Brač and Korčula. A handful are built directly on the water in Rovinj and the Elafiti islands, with tenders moored twenty metres from the kitchen door.
These are villas for travellers who measure a holiday in swims rather than sights. Mornings begin with a slow crossing to a floating platform, midday is spent under a pine on a private beach, and evenings drift into the water again as the light softens over the mainland. There is very little to plan, and very much to notice.

Family villasbuilt around a longer, easier day
Estates chosen for how they hold a family, from a two-year-old's first swim to a teenager's late arrival home.
A great family villa in Croatia does very little that is dramatic and a great deal that is quietly right. The pool is fenced but the fence disappears at dusk. The kitchen is large enough for two grandparents to cook at the same time without meeting. There are two washing machines, because there are always two washing machines.
Our family collection is drawn from properties where the details have been thought through by people who travel with children themselves. High chairs and cots are standard, not requested. Sun umbrellas are stitched, not plastic. There is a shaded lawn for a football, a shallow end of the pool that means it, and a housekeeper who has looked after the same families for a decade.
Many of these villas are inland by five or ten minutes, a deliberate choice. The road down to the beach is short enough for a stroller, and the return in the late afternoon avoids the busy stretch of coast. Bedrooms are separated for grandparents' sleep and children's early mornings.

Villas that welcome dogs the way we would want a dog welcomed: with shade, water and a proper walk from the door.
Croatia is an unusually good country for a dog. Most restaurants are relaxed about a well-behaved animal under the table, pebble beaches don't burn paws in the way sand does in August, and the network of coastal walking paths from the Austro-Hungarian period is still, remarkably, intact.
The villas in this collection have been chosen with the whole household in mind. Each has a fully enclosed garden, shaded areas for the middle of the day, a fresh-water source outside, and, importantly, a housekeeper who is genuinely pleased to see the dog, not merely tolerant. Most owners have dogs themselves.
We ask, always, that guests bring the essentials from home. A familiar bed and a favourite bowl travel well, and a small bottle of the water the dog is used to helps the first two days. Everything else, we can arrange.

Hospitality is the oldest craft on this coast, and the finest hosts here understand that a good welcome asks nothing at check-in beyond your name. The villas in this collection have been chosen because the people looking after them (owners, housekeepers, chefs, drivers) treat every couple as a couple. That is the beginning, not the whole of it.
Hvar has been the most openly welcoming island in the Adriatic for years, and the small streets around Rovinj and the wine bars of Split's Varoš quarter follow the same rhythm. Our concierge team will point you to the restaurants where you will feel most at home, and quietly avoid the two or three that we would not send our own friends to.

Countryside villasa slower Croatia, further inland
Stone farmhouses in Istria, hilltop estates above the Cetina river, and vineyard properties on Pelješac, for guests who choose the interior on purpose.
The Croatian coast is what most guests come for, and rightly. But the country's finest single week is often spent inland, on a hill above a valley of olive trees, in a stone house that has been rebuilt with the same walls it had four hundred years ago.
The properties in this collection are drawn from Istria's rolling wine country, the hinterland behind Split and Šibenik, and the villages of Pelješac. Many were farmhouses or shepherd's estates once, and have been restored by owners who care more about a proper open hearth than a fitted spa. The pool is usually there, but hidden. The dining table is outside, always.
Life in these villas moves at the pace of the region. Bread is delivered in the morning, truffles are gathered by dog in the afternoon, and the evening begins with a glass of Malvazija poured by whoever happens to be nearest the fridge.

There is a particular category of villa in Croatia that is not on the sea, but of it. Perched a hundred metres above the coast, cut into the hillside so that every principal room opens toward the water, these houses were designed by architects who understood that the view is the material.
Our sea-view collection concentrates on hillside estates on Hvar, Brač and Korčula, the ridge above Dubrovnik's old town, and the panoramic properties of the Šibenik archipelago. Living rooms are oriented west or south-west for the evening light. Terraces are deep enough to hold a long dining table without ever losing the horizon.
These are villas for guests who prize the picture over the practicality, who understand that the ten-minute drive down to a beach is a fair exchange for a room that looks out at the entire coast from six in the morning until the last star fades.
